Pricing and Other Costs
PRICING - Correct as of April 2nd 2008
Based on a current plot price per sq ft = $10.54 or $98 per sq m combined with a construction cost price per sq ft = $94.70 sq ft or $880 per sq m.
NB: The construction cost is based on the covered area of the house.
Plot price 21,527 sq ft, Half Acre (2,000 sq m) = $196,000
Chichen construction cost based on 3,510 sq ft (326.26 sq m) = $287,108
Thus on a plot, the Chichen will cost:
21,527 sq ft (2000 sq m) = $483,108
RESORT MEMBERSHIP
Flamingo Lakes Country Club Membership is mandatory at an initial fee of $12,000 with subsequent annual fees which we can confirm have been initially set at $3,000. This initial fee is not due until the golf course is playable. Please check the website for updated development schedules. This is a Flamingo Lakes Country Club membership fee which provides you with access to all Flamingo Lakes facilities for yourself, spouse and immediate family. It covers green fees, tennis court fees, gym usage, use of Flamingo Lakes bicycles, the boat fleet and even horses at the Equestrian Center. Direct payment for instruction, coaching or a boat skipper will be applicable should this be required.
The one time Country Club membership fee can be added to the mortgage if required, but we need to know this in advance to prepare the paperwork accordingly. It is also worth noting that the Flamingo Lakes Country Club Membership stays with your house or condo and it is transferable upon re-sale.
RESORT MAINTENANCE
Resort maintenance and up keep fees per house hold will initially be set at around $1,500 per annum. A Members Forum / committee made up from residents will have the responsibility for setting such fees in the future and appointing contractors to maintain the resort’s standards.

LEGAL & PROCESSING COSTS
We have researched the likely costs involved with purchasing a property at Flamingo Lakes and these itemised on a Fact Sheet which is also available

In relation to the purchase of a 21,527 sq ft (2000 sq m) plot with it is advised to budget 4.1% to 4.3% of the recorded value to cover these full.
THE RECORDED VALUE
This is what will be registered when your purchase is processed, covering land and house valuation and sets the benchmark for any future capital gains.
OWNERSHIP (The Fideicomiso Trust)
Under Mexican law foreigners cannot own property close to the coast. To circumvent this, ownership of the property is vested in a Trust or Fideicomiso which is administered by a bank on behalf of the beneficiary (the owner). The beneficiary has all the full rights of ownership including selling, letting or bequeathing the property.
Mortgages are available for all nationalities from a wide variety of sources.

Plot and House - Staged Payments
The initial reservation fee is US$3000 - this is refundable less 10% towards admin costs which include:
- Mortgage application as maybe required
- Removal from market notices and plot finder registration
25% deposit within 21 days with a signed contract less the initial $3,000 deposit
25% upon commencement of construction
25% when building is watertight ie. When roof, windows and lockable doors are fully installed
25% final balance payable on completion of home and keys are handed over, less reservation deposit
